Oregon market rent is not last year’s number and it is not a citywide average from a report. This self-guided course shows you how to walk the unit, shoot camera-ready photos, pull three real comps every time you list, walk two teaching files so the plus-and-minus math is not abstract, write an ad that describes the property — not the tenant you wish would apply — and handle a rent increase during a tenancy without pretending you can force a new lease. Most vacancy days are priced in. Owners guess high, sit empty, then cut the rent after the good applicants have already rented the place next door. Or they guess low and give away a hundred dollars a month for a year. The live-class habit still works: pretend you are the tenant, look at what is actually listed this week, and adjust for parking, yard, utilities, condition, and what is included. You will also learn the ad language that keeps you out of a fair housing complaint. Say the school is two blocks away. Do not say the place is ideal for families with children. Oregon’s source-of-income rule belongs in the listing too — “no Section 8” is not a lawful line in this state. If the unit is inside Portland city limits, one module covers the 72-hour notice of availability and what that listing must say or link to. The last module is the occupied unit: first-year freeze, 90-day notice, look up this year’s DAS maximum, and the live-class way to invite a voluntary fixed-term extension by putting the lowest increase on the option you want them to accept. Application order and screening criteria stay in the companion screening course. Showings and inquiry intake are the next elective. What you will be able to do when you finish: • Walk an empty unit and write marketing notes before you pick a rent number. • Shoot a camera-ready set: lights on, lids down, keys off the counter, walk-through or highlights order. • Complete a subject-plus-three-comps worksheet from listings tenants actually see, including rent per square foot as a check. • Work two teaching files: adjust for parking, baths, yard, laundry, and utilities, then pick a list price you can defend. • Set a rent after a normal vacancy, including the short pointer that a first-year no-cause can cap the next advertised rent. • Write a listing that describes the unit, the rules, and the location without steering people. • Run Portland’s 72-hour listing clock when the dwelling unit is in the city. • Serve a lawful increase during a tenancy and invite a voluntary one-year extension without pairing it with a no-cause.
