This self-guided course teaches the Oregon eviction court process — the court half of that problem — from the moment you have the right to file through the morning the sheriff returns the keys. This class assumes you already served a valid termination notice and the deadline has passed. It does not teach you how to choose or fill out a 10-day, a 14/30, or a qualifying-landlord-reason notice. What you will be able to do when you finish: • Know what an FED judges — possession, not a money award — and when you are allowed to file. • Match the most common termination-notice types to the complaint, then build a current OJD court packet, including the mandatory nonpayment assistance notice when the case is about rent. • File in the county where the dwelling sits, arrange lawful service you cannot perform yourself, and get Proof of Service on the docket before first appearance. • Walk into first appearance ready to default, settle, or set a trial — and write a stipulated agreement with a date you can live with. • Enforce a broken stipulation, take a judgment of restitution, serve the four-day Notice of Restitution, and schedule the sheriff lockout the right way. • Handle the morning of lockout without engaging the tenant, then start abandoned-property notice and the 31-day deposit clock. • Spot county-court differences that actually change the morning (including Multnomah venue) and the main process differences for manufactured-dwelling and floating-home spaces.
