About

Before you enroll: This is a digital course. Purchases are non-refundable once the course has been started. Oregon CE: by completing this course you confirm you personally watched the lessons and completed the quizzes and final test yourself (Oregon CE Honor Statement). Certificates are usually issued within 24 hours of completion. Oregon house hacking is not renting a spare bedroom. It is buying a duplex, a house with a separate ADU, a triplex, or a fourplex, living in one dwelling, and renting the others so the rented units help carry the payment while you learn to be a landlord on the same lot. This self-guided course is the first-rental education for that path. You will pick a property that is actually two to four separate dwellings, run the numbers without a canned “good deal” score, talk to a lender about owner-occupied financing, close and occupy on time, and manage the first tenant who lives next door — not in your kitchen. A two-unit owner-occupied file and a three- or four-unit file are not the same under Oregon law, Portland rules, or most loan programs. The course keeps those differences in view from the first video. Room rentals and home sharing are out of scope. Fair housing still applies when the tenant has their own dwelling. What you will be able to do when you finish: • Tell house hacking from home sharing, and stay inside separate dwellings on one property. • Walk a duplex, house-plus-ADU, triplex, or fourplex with utilities, parking, and “who lives where” in mind before you write an offer. • Use the deal-comparison workbook and the market-analysis form to run purchase, loan, rent, vacancy, and operating math — and to set asking rent from current comps, not from a citywide average. • Take a lender conversation into FHA, VA, and conventional owner-occupied paths, including the 3–4 unit self-sufficiency test, occupancy rules, and reserves. • Close, move in, and treat occupancy as a loan and insurance fact, not a slogan. • Apply the statewide two-unit owner-occupied termination path after year one, and see why a triplex or fourplex does not get that same path. • Screen, place, and live next door without turning the tenancy into a roommate file. • Flag the Portland overlay when the property is inside the city — the 90-day notice, relocation, FAIR screening, deposits, and Schedule R, plus the owner-occupied duplex and ADU exemptions — then verify your own city if you are not in Portland. • Use year one as practice for the next property, and know when to point a file to NWREIA, PAROA, or a professional manager. How it works: short videos you can watch, or a written version of each lesson if you would rather read. A 5-question quiz after each module. A 10-question final test. Pass at 80%. Unlimited retakes. Built for brand-new landlords, busy investors, and property managers who want the current Oregon process — not a generic national overview. This course is for education only and is not legal advice or a loan offer. Laws and loan rules change. When a file is close, talk to an Oregon landlord-tenant attorney and a lender who actually closes 2–4 unit owner-occupied loans. Price is $45. Oregon CE credit is 2 hours and is included at no extra charge.
